LCF Expansion Update Report December 14, 2008 by Levi Miller
Recently the church approved the building concept as presented by the Expansion Committee. Since that time some additional cost factors have been obtained. It appears that cost will be about $95 - $96 per square foot. With about a 10,500 sq ft facility the cost will run around a million dollars. The next steps are to plan how all this gets paid for.
I am working with several from the church, Bob Zachrich, Jack Rosati and Jim Jones trying to develop some proposals. It is still a work in progress. Our country is in recession. Bankruptcy's are at an all time high. Unemployment is on the rise. If you keep up with the news, you know all this. So the question becomes how do we move ahead responsibly as a church on this project? Has our church been affected. Rob has. A few others have said it has affected their profession as well.
The Government has been bailing out certain aspects of the failing economy, but we probably can't expect any help there. So much for the gloom and doom side. With God all things are possible. I think there is hope. We do have about $320,000 in a building fund with another $40,000 or so of unspecified funds. This is about 1/3 of what will be needed. In addition, we have this facility which we hope to sell. We are in the process of having an appraisal made to determine its value. We also have a potential buyer. It is possible that we may have nearly half of what is needed to complete the new facility. Five to six hundred thousand is still a lot of money for our small group of about 35 households. We should be able to borrow a portion of it from some lending institution. That however also needs to be paid over a period of time in monthly payments. The church can do other fund raising activities, i.e. bake sales, rummage sales, car washes etc. These activities will bring in some but not nearly enough. Some of you have been contributing to the building fund. What we will need is a concerted effort by all. I'm suggesting we consider a capital campaign. This is inviting each of you to make a faith commitment as to what you feel you will be able to contribute monthly for the next 3 years. I suggest you begin praying about that now. This should be money beyond your tithes and offerings to LCF.
For you: 1. Pray for Bob, Jack, Jim & I as we deal with the funding issues of a new facility. 2. Review your own finances...how might you be able to help...funds, labor, gifts in kind and other possible fund raising activities. 3. Feel free to ask questions, provide counsel, give advice or whatever.
Remember, nothing is too difficult for our God! |

What’s been happening with the expansion process?
September 21, 2008 final expansion plans were submitted to the congregation for review.
October 5, 2008 we had a congregational meeting following a potluck mean and gave opportunity for discussion, questions, & comments on these plans. We appreciated the discussion and feedback that was received during this time.
October 19, 2008 we had a vote asking for approval of funds (possibly $30,000 to $40,000) to get blueprints made of the proposed facility so that we can receive actual quotes from builders for how much the complete building project will cost. The vote passed by 90%.
April 19, 2009 We had a congregational meeting in the afternoon to discuss the proposed fundraising plan.
Sunday, May 3, 2009 The fundraising plan was presented after the Sunday morning service. People are encouraged to complete the faith commitment cards and return them by May 17.
February 28, 2010 Potluck meal and kick-off meeting for fundraising activities.
Our goal to break ground: By the end of 2010! |

LCF Expansion Fundraising Plan May 3, 2009
Our desire is to reach as many people as possible with the good news of Jesus Christ. The new building is simply a tool to be used towards achieving that goal. We believe it is a resource God wants us to invest in the current and future work He has called us to here at London Christian Fellowship.
What is the plan?
Raise the approximately $1 million-$1.2 million to build a new facility. We have already raised $360,000.
Wait to build until we have raised at least $500,000.
Get commitments for monthly giving that would be enough for loan payments after we reach $500,000. This would be over and above current giving, not deducted from it, so we can continue to carry out the work we’re doing.
Take out a loan from Eastern Mennonite Missions for the remainder of the amount. The terms of this loan will need to be approved by the congregation.
Make a goal to break ground by the end of the year 2010. We feel this will challenge us, but is not overly aggressive.
Market our current facilities after construction is well under way.
Implement other fund raising ideas like selling items on eBay, requesting contributions on the website, contacting former LCF attenders, etc.
Make our building fund more visible. Someone has already volunteered to create a visible indicator of where we are at in our fund raising efforts.
Encourage those who believe in and support the ministry of LCF to be involved in a variety of ways: (1.) Praying regularly for God’s guidance and provision. (2.) Giving sacrificially to the project. (3.) Finding tangible ways to help the project. Some ideas include… - Organizing or participating in a fund-raising project. - Asking friends and relatives if they would be interested in supporting our ministry. - Helping in other organizational aspects of the project

Our goal is to have 1/2 of the money needed “in hand” by December 2010 in order and then proceed by breaking ground.
To reach that goal we need to raise $7,000 each month from May 2009 to December 2010. Following are graphs to show where we are at in meeting those goals. |
